Sunlight home is sold to the homeowner as a Component Package that includes complete custom design services and architectural plans that are stamped by a structural engineer for your state— ready for construction. It also includes materials for the exterior shell of the home. Our Component Package is 35% to 40% of the total cost of the home. Follow the COMPONENT PACKAGE ITEMS link in the left column for more information on the Component Package.
Completed Home Costs (Turnkey)
The total cost of your Sunlight home is the combination of the Sunlight Component Package and your Contractor Package.
Sunlight homes that are built in regions where housing prices are average for the nation are usually being completed in this ballpark range:
$145 to $205 per factored square foot
The above price is for the completed home only, built professionally and ready to move into. This price does not include land or site improvements such as a well, septic, driveway or utility hook-ups).
The above numbers in red are broken down in the following way:
Sunlight Component Package • $65 per factored square foot
Contractor Package • Estimated at $80-$140 per factored square foot
The Contractor's package includes everything necessary to complete the home that isn't in the Sunlight Component Package. These numbers vary by region and are determined by your builder. High priced regions could be more.
WHAT IS A FACTORED SQUARE FOOT?
Your factored square foot size is determined by our Cost Estimate Worksheet. Initially, however, you can multiply the numbers in red by your estimated heated square footage to give you a general price range for building a Sunlight home. Once you get a little further along and complete one of our worksheets, you will be able to use your factored square foot number for a more accurate (and usually higher) cost estimate. We complete our worksheets before you become a customer and before design begins. In fact, we use the calculations from the worksheet in our contract and guarantee that our Component Package will not cost more than this estimate as long as the size and design criteria remain the same.
