If you are building in the Bay area, Aspen, Cape Cod, Long Island, or any other high-priced area, your building costs will be higher than our turnkey figures. We'll need to know the building costs in your specific area before we can help you estimate what a Sunlight home will cost there.

HIGH PRICED AREAS

Because of the custom design work and the higher quality components that go into a Sunlight home, our homes cost somewhat more than conventionally-built custom homes. If you build a Sunlight home in an expensive area, you will be paying New Mexico prices for our portion of the project, which is 30-40% of the scale model of custom Sunlight homecost of the home. In addition, all homes built outside of our state of New Mexico aren't subject to our state sales tax. Since our homes cost more to build than conventional custom homes, the savings mentioned above is offset by this higher overall price. The net result is that our homes will cost about the same as conventional custom homes in high prices areas. The difference is that you are getting a higher quality product for a similar cost. If you are trying to save money in an expensive area by choosing a Sunlight home, you will be disappointed. But if you're looking for higher quality for a similar price, you will be thrilled.

SMALL HOME COSTS (under 1800sf)

In any home, the kitchen and baths cost more to build because they include cabinetry, appliances and plumbing fixtures. A larger home has larger rooms and more bedrooms(which is less expensive space), and the additional cost of more expensive kitchen and bathroom space can be spread out over this additional, less expensive square footage, resulting is a lower cost-per-square-foot number.

A smaller home also has these more expensive rooms, but doesn't have as much of the cheaper square footage to spread the cost out over. In addition, the site work (driveway, well + septic) or utility hook-up fees and other side costs are the same whether the house is large or small. These are the main reasons why smaller homes, universally, cost more per square foot than larger homes.

Small Homes (under 1800sf) • Add 5% to 20%

We have given a range of 5% to 20% for the additional cost per square foot of a smaller home. The smaller the home, the higher the additional square foot cost. In our discussions with you we will gather more information about your specific wants and needs for your small home and will give you a more accurate estimate based on your individual project. Keep in mind that while smaller homes cost more per square foot, you will still pay less overall for a smaller home.
