Sunlight home plans are detailed and comprehensive, with many additional detail drawings to give your builder the information they need to have a successful project. When completed, they will meet your local requirements and building codes and have the approval of your architectural review board, neighborhood association requirements and covenants.

The time taken in design varies, depending on the size and complexity of your new home, how quickly you make decisions (then how often you change your mind) and our design workload.

Generally, it takes 2 to 4 months from the Site Visit to Design Sign-Off, but we've had projects fall on both sides of that range. It's best for design to proceed at the "right" pace; not too slow (we lose continuity) and not too fast (we don't have time to explore your design options). This is something that is discussed and agreed upon (at least roughly) at the beginning of the project.

contemporary pitched roof home planBetween now and the time you begin your design process, the more clarity you can have about the type of home and the style you want, the easier it will be. Start a scrap book of design ideas that appeal to you and take photographs of interesting ideas. Then, once you're in the design process, you will have an easier time making decisions.

STRUCTURAL ENGINEERING STAMP

3-D renderingAll of our architectural plans are stamped by a structural engineer in your state and include the information needed to obtain a local building permit. Most places do not require home plans to be reviewed and stamped by a structural engineer, so the building department takes on the task of making sure the plans meet their local code. When they receive plans stamped by a structural engineer, they know that the plans have already met much more rigorous specifications than their own, which makes their job much easier. As a result, the approval process is often quicker and easier.
