pon return from the site visit, design work continues remotely. We take your design concept to the next level of detail and send it to you for input. Each iteration has a bit more detail, beginning with the bubble diagrams created on site and evolving into dimensioned rooms. Windows and doors are sized and added, along with interior walls, cabinets, vanities and locations of plumbing fixtures and appliances. This back and forth process continues, using phone, fax, e-mail and overnight carrier.
During the design phase we do frequent budget checks. If you make decisions or changes that affect the budget, we let you know so there are no surprises later. We use our Cost Estimate Worksheet formulas to keep the design in check. It is easy to slip out of reality at this stage and we help to keep your design in line with your budget.
The day comes when your new home design is exactly the way you want it! You've seen the floor plan and the outside views and it's just right. You've studied the floor plan and it has 
everything you want; within your budget, of course.
merry go round! For example, you might decide to upgrade your counters to granite, or to add an extra room which would expand your home from the original size that was targeted to fit your budget. These improvements will surely improve the quality or size of your home, but they will also add to the cost. We give "budget alerts" throughout design so that you're aware of "the creep", but the ultimate decisions are yours. If you remain aware of how your decisions affect your budget you won't have an unpleasant surprise later!
