he combination of having a project that is both very expensive and important to you, that you are responsible for and that you are trying to do very well without much experience is very volatile! This is why so many subcontractors don't like to work with owner builders. And this is what has turned many owner builder projects (you've probably heard of some) from dreams into nightmares.
On the other hand, if you have building experience and understand how things are built, are good at managing people and organizing projects, have plenty of time, can expect the unexpected and are not the anxious type, go for it! You'll be just fine.
If you (or your partner) lack these skills and qualities, we STRONGLY suggest that you abandon your owner builder dreams unless you are willing to put the time into acquiring these skills and attitudes.
If you aren't, however, there are other options. Read on!
CONTRACTOR CONSULTANT
This is the best option for anyone wanting to owner build that wants a professional job done on their home and is not very experienced in construction. Hire a contractor who is honest, reliable and experienced and with whom you feel comfortable and can communicate with easily to act as your consultant during the project. They would be expected to oversee your project, help you with choosing and scheduling subcontractors and offer professional advise as needed. You might also ask them to pass on their contractor's discounts on building materials and get their assistance in obtaining permits and preparing for building inspections. With a contractor Consultant on board, you would be responsible for scheduling and managing the subs and probably for running the numerous errands that come up during the day. It would be wise to have your Consultant oversee the subs' work, unless you have experience and can tell good work from inferior.
This approach might save you some money over having your home built entirely professionally, but the main benefit is that you'll have intimate involvement in the project with a lot less risk and frustration.
Where do you find a contractor Consultant? Ask builders and friends. Perhaps there's a retired contractor in your area who would like something to do. Check with your local home builders association. Just be sure to spend enough time with them so that you're fairly sure you'll be able to get along well with each other for a few months. If they share your overall values, have high standards and the experience, you've found the right person.
